Kwikset Deadbolt Installation: The New York Owner’s Guide

Kwikset deadbolt installation in New York typically runs $195-$325 for a standard single-cylinder replacement, including the lockset, labor, and rekey to match your existing key. We stock the 660, 998, and SmartKey series on every truck, and most residential jobs in Manhattan, Brooklyn, and Queens are completed same day. Homeowners usually discover the problem when the thumb turn spins without engaging the bolt, the key jams at 10 o’clock, or the latch no longer throws fully into the strike plate after years of settling in prewar door frames.

Which Kwikset Models This Applies To

Kwikset’s residential deadbolt line breaks into three families, and the right replacement depends on what’s currently in your door.

  • 660 Series: The baseline single-cylinder deadbolt. Brass or satin nickel finish, 1-inch throw, fits doors 1-3/8 to 1-3/4 inches thick. Most common in Queens and Bronx rentals built 1990-2010. We stock this in six finishes.
  • 998/999 Series: Grade 2 commercial-light duty with a 1-inch hardened steel throw. Found in co-op conversions and small commercial spaces in Brooklyn Heights and Park Slope. The backset is standard 2-3/8 or 2-3/4 inches; measure from door edge to center of the keyhole before calling.
  • SmartKey (980/985): Rekeyable without disassembly. The Kwikset SmartKey tool allows instant code changes, but the sidebar mechanism is sensitive to forced-key turning. We’ve replaced dozens in Upper West Side prewar buildings where tenants forced the key against swollen summer wood.

OEM Kwikset cylinders carry the “KW1” keyway. We also stock quality aftermarket equivalents by Ilco and Baldwin that match the Kwikset keyway and meet ANSI Grade 2 standards. The aftermarket saves roughly $30-$50 on parts but voids any remaining Kwikset factory warranty. For SmartKey units, we recommend OEM; the rekey mechanism tolerances are too tight for generic substitutes.

To identify your model: remove the interior thumb turn and check the stamped code on the mounting plate. “660” or “998” will be visible. If the plate reads “SMARTKEY” or shows a small slot beside the keyway, you’ve got the rekeyable series.

Signs Your Kwikset Deadbolt Is Failing

Signs Your Kwikset Deadbolt Is Failing
  • The thumb turn spins freely. The tailpiece connecting the interior turn to the bolt mechanism has sheared or the cam has stripped. This happens when tenants force the turn against a misaligned strike plate. The bolt itself may be intact, but the linkage is done.
  • The key sticks at the 10 or 2 o’clock position. Pin chamber wear or debris in the keyway. In New York’s humid summers and dry radiator winters, internal lubricants migrate and dust settles. Graphite helps briefly; chamber wear means replacement.
  • The bolt throws only halfway. Door frame settlement has shifted the strike plate, or the bolt’s internal cam is worn. We see this constantly in brownstone renovations where the frame was shimmed poorly and has sagged over three winters.
  • The exterior cylinder pulls forward when you turn the key. The mounting screws have stripped the door’s wood, or the cylinder retaining ring has cracked. On hollow metal doors common in Midtown conversions, the thin face material doesn’t hold torque.
  • SmartKey rekeying fails or the key works intermittently. The sidebar fingers have fatigued or the cradle was damaged during a forced rekey attempt. SmartKey is convenient but not forgiving of user error; replacement is usually the fix.

Replacement Cost & What’s Included

Component Price Range
660 Series single-cylinder deadbolt (installed) $195-$245
998 Series Grade 2 deadbolt (installed) $225-$285
SmartKey 980/985 (installed) $265-$325
Rekey to existing key $15-$25 per cylinder
Strike plate adjustment or replacement $35-$55

What drives the range: finish (polished brass costs more than satin nickel), door condition (poorly prepped holes require reinforcement), and whether the existing keyway needs matching. Every quote is delivered in writing before we start; Haven Standard Clause 1 prohibits our technician from changing the price at your door. The 365-Day Done Right Promise covers labor and materials. You’ll receive a documented photo record of the completed work before we leave.

What you can safely check: verify the door thickness (1-3/8 or 1-3/4 inches), measure backset from door edge to keyhole center, and confirm the strike plate isn’t simply loose. Tightening two screws sometimes restores function.

Where DIY goes wrong: Kwikset deadbolts require precise hole alignment. A 1/8-inch misalignment between the cross bore and the edge bore binds the bolt and strips the tailpiece within months. New York’s prewar doors often have irregular mortises, multiple layers of paint, or concealed metal plates from prior hardware. We’ve been called to fix DIY installations where the owner drilled through a lead-paint layer or hit a steel fire-rated core.

The SmartKey rekey mechanism is not user-serviceable; forcing it with incorrect tools destroys the sidebar assembly. If you’re unsure what’s behind your door face, call us. We’ll quote the full price on the phone: (551) 214-0800.
